Coney Landing. Brooklyn

Located two blocks north of Coney Island’s beachside, Coney Landing will provide supportive and affordable housing and LGBTQIA+ affirming services. Taking cues from the adjoining Oceangate housing projects of the '70s, the new building’s mass is broken into two brick volumes with articulated façade planes interlocking to form an accordion effect. At the base, concrete shiplap panels pay homage to the historic wooden structures of Coney Island's golden age. This Passive House project will prioritize sustainable strategies, exceeding Code and 2020 Enterprise Green Community standards. In addition to being equipped with a rooftop solar panel array, green roof area, and onsite stormwater management, the building has a PHIUS-compliant, super-insulated, airtight envelope that significantly reduces energy use and costs for indoor climate-control systems. Favorable site conditions allow for the deep borings necessary to install a geothermal closed-loop system for heating and cooling systems. The building design mitigates flood risks projected by the 2080 sea-level rise by having no cellar and elevating the ground floor 7’ relative to the sidewalk grade.
