Community Access has partnered with Blue Sky Bronx to develop River II, a 20-story, 288,000 SF, mixed-use building along the elevated MTA track, adjacent to Community Access’ River I development. River II will combine 292 (studio, 2br, 3br) units of affordable and supportive housing with a 20,200 SF, street-level commercial space. Of the 292 units, 173 are designated supportive housing units for formerly homeless individuals with mental illnesses, veterans with disabilities, and formerly homeless families.

A slight recess at the residential entrance, framed by storefront planters and cascading vines, creates a welcoming transition from the busy street to a calm, double-height lobby. Inside, a living plant wall continues the connection to nature, while warm wood finishes, a wood baffle ceiling, and exposed brick and concrete enhance the sense of continuity and comfort from outside in. An inviting, open stair leads to a second-floor mezzanine and waiting lounge for the supportive services offices. Designed to foster connection and community, shared spaces—including a community lounge, laundry room, computer room, art studio, fitness room, and a large community/dining room with a teaching kitchen—are grouped together and oriented toward a spacious, west-facing terrace. This outdoor area promotes resident wellbeing with planter beds, an exercise zone, and a children’s play area. A separate, east-facing terrace off the social services suite offers staff a dedicated green space to recharge.

Elevators on floors 2-19 give directly onto double height glazed residential lobbies, which face westerly, taking advantage of views onto the Bronx cityscape and the George Washington Bridge beyond. Functioning as lounges off the laundry rooms on every other floor, the residential lobbies are envisioned as a social hub. A 600 SF greenhouse on the 20th floor hosts horticultural therapy and has sweeping views and year-round greenery. At the cellar, bicycle storage, resident bulk storage and separate commercial storage are provided. 

River II follows Enterprise Green Communities 2020 standards and the ENERGY STAR Multifamily New Construction-Prescriptive Path. The building will be all-electric except for the emergency, rooftop generator and the commercial range teaching kitchen. A detention tank in the cellar and approximately 2,000 SF of planted green roofing will help manage stormwater for the building.
